How we work with investors

Search

Property sourcing

Homes and 2–4 unit buildings matched to your criteria — including off-market conversations with owners when appropriate.

Analysis

Deal analysis

Rent comparables, running-cost estimates, and financing scenarios on one page — before you offer, so there are no surprises after.

Diligence

Negotiation & closing

Offers structured for income property: inspection scopes, tenant considerations where applicable, and timelines that protect your capital.

The analysis we bring to every deal

Before you write an offer on an income property, you should be able to answer four questions on one page: What does it cost to hold per month? What does comparable rent actually support? What breaks even on any renovation? And what is your exit if the plan changes? We build that page with you using real comparables and the same math our public calculators run on — nothing you can't re-derive yourself.

A worked example: house-hacking a duplex

Our illustrative duplex listing shows how we present income property: unit mix, separate meters, and the owner-occupant angle — live in one side, rent covering part of your mortgage. Run your own scenario in the rent-vs-buy calculator, or stress-test a rate in the payment calculator.

What investors usually ask us

Do you work with first-time investors?
Yes — and the first conversation is about education as much as property: financing routes (conventional vs FHA for 2–4 units), what inspections matter most, and realistic running costs for the market.
Can you help me find off-market deals?
Sometimes. Off-market conversations happen through owner outreach and our network; we're straightforward about what exists and what's wishful thinking. Nothing is presented as a "deal" until the numbers hold up.
Will you tell me if a deal is bad?
That's literally the job. If the math doesn't work, we'll show you why on one page — and keep looking. A bad deal closed helps nobody at the table.
Do you manage rentals?
No — we're agents, not property managers. We'll help you weigh self-management vs a manager in your pro forma and can point you to reputable local managers.

Honest boundaries

  • We are real estate agents, not tax advisors or attorneys — we'll tell you when your CPA or lawyer should weigh in.
  • Rent and expense estimates are informed estimates, not guarantees; we show our sources.
  • We don't promise appreciation. Nobody honest can.

Talk deals

Book an investor consultation — bring a property or a criteria sheet. Bring tough questions too; those are the useful ones.
